Why insulate your roof? Insulating your roof is crucial. Poor insulation of your roof could result in significant heat loss. Indeed, the warm air in a house tends to rise to the top, that is to say to the roof. If the roof is not properly insulated, the warm air will escape. This loss of energy has many negative consequences. First of all, your annual energy bill will increase dramatically and abnormally. Paying more because of poor insulation means a significant loss of money. Secondly, this heat loss contributes to the emission of greenhouse gases, an important factor in global warming. There are many reasons to undertake insulation work: Insulating your roof reduces your ecological footprint by limiting energy losses. It is a simple gesture that will help you contribute to the fight against global warming. Your heating bill will also be reduced: poor thermal insulation can be responsible for a heat loss of almost 30%. Investing in a standard insulation will allow you to save up to 30% on your future bills. Beyond the economic and ecological aspect, the insulation of a roof offers a better thermal regulation of your home. Without a correct insulation of your roof, it is difficult to keep a stable temperature in your house. During hot weather, warm air will infiltrate your home. Conversely, the cold of winter will also make its way into your daily life. With proper insulation, your house will stay cool in the summer and warm in the winter. Finally, proper insulation improves your personal comfort. Correct thermal insulation optimises your acoustic comfort. It also avoids any problems related to humidity and dryness. In fact, old insulation can lead to fungus and mould. Investing in better insulation also adds value to your property. Belgium imposes a minimum insulation threshold. The correct insulation of your roof will result in a better score for your EPB certificate. How much does it cost to insulate your roof? Insulating your roof is an extremely profitable investment in the long term. The price of thermal insulation depends on the insulating materials, the technique used and the shape of your roof. As far as insulating materials are concerned, synthetic insulating materials are often less expensive than natural materials, but they do have a few disadvantages in terms of installation. For example, of all the insulation materials available, the installation of glass wool by a professional is more affordable than the installation of polyurethane foam (PUR). However, PUR is a good insulator that is easy to install. The choice of materials must be made according to your needs. A company specializing in insulation will be able to provide you with sound advice. Two techniques are used to insulate a roof. A professional can insulate either from the inside or the outside. Insulation from the outside is much more expensive than insulation from the inside. Finally, an important element to take into account when making an estimate is the shape of your roof. A sloping roof costs less to insulate than a flat roof. Here are the approximate price ranges according to the type of roof and the technique used: - For a flat roof, external insulation varies between 70 € and 115 €/m2. For sloping roofs, external installation is between €40 and €60/m2 and internal installation is between €20 and €50/m2. These prices can vary depending on the cost of labour, the level of difficulty, the surface area of the roof and the thickness of the materials. It is always best to ask for a quote from several professionals in order to establish an accurate budget. What are the regulations for insulating your roof in Belgium? In Wallonia, one roof in two is poorly insulated. In order to solve this global problem, Belgium has set up certain obligations to be respected: In Brussels and Wallonia, all new constructions as well as renovations requiring a town planning permit must be in accordance with the EPB regulations (Energy Performance of Buildings). A maximum heat transmission coefficient is imposed on all these constructions and renovations. In other words, a maximum amount of heat that can escape from your roof is set and must be respected. In Brussels, this coefficient may not exceed 0.3W/m2K, which is equivalent to 15cm of glass wool. In Wallonia, this coefficient must not exceed 0.24 W/m2K (about 20 cm of glass wool). In Flanders, the regulations are even stricter and impose a minimum thermal insulation coefficient.Failure to comply with these regulations will result in administrative fines and/or penalty points. Is there a premium for roof insulation in Belgium? There are insulation premiums specific to each region. These premiums are also called "Energy Premiums". In Wallonia, you can only benefit from one insulation allowance for all work related to the insulation of your home (roof, walls, floors, windows, etc.). Belgium makes it a point of honour to motivate citizens to improve the thermal insulation of their homes. This desire to encourage citizens to pay attention to their energy consumption is motivated not only by economic issues, but also by ecological ones. The premiums are granted according to a particular system:- In the Walloon Region, the premium is based on the calculation of the energy saved. The basic amount is 0.15 € per kWh saved. This amount can be multiplied up to 6 times, depending on the household income. In other words, the lower the income, the higher the multiplication coefficient and, consequently, the higher the premium. Each income is categorized by ceiling, each corresponding to a different multiplication coefficient (this ranges from x1 to x6). There is no limitation regarding m2. If you wish to calculate your insulation premium, one of our articles is entirely dedicated to this. link article- The Brussels Capital Region is also committed to reducing the energy consumption of its citizens. In Brussels, the premium is calculated per square metre of roof. The premium therefore varies from 20 €/ m2 to 40 €/m2. This premium depends once again on the income and situation of the household. Each household is classified in a specific category (from category A to category C). For members of category A, the premium will amount to 20 €/m2, while category C incomes will benefit from a premium of 40 €/m2. If you would like to learn more about how the Brussels Energy Premium works, we encourage you to read our article on this Energy Premium. These are verified by an approved person, also known as an auditor. The auditor establishes an audit, an energy inventory of your home. The auditor then determines the order of priority for the work to be done. The auditor also receives a premium, called the Audit Premium, with a basic amount of 110 €. In order to benefit from the insulation bonus, it is essential to call in an auditor who will give a final report on the energy quality of your home and who will undertake to accompany you throughout the process. The contractor himself can also provide proof that the insulation has been done according to the standards. How to find a good insulation company in Belgium?
