More complex, the balcony window is a possibility and brings a certain comfort. The skylight opens to form a small balcony with a railing. The upper part opens according to the projection system while the lower part opens by tilting. The types of velux used can vary according to the level of comfort. It seems logical that the greater the comfort, the better the roof window will be (resistant to noise, rain, wear and tear). What is the price of a roof window in Belgium? For the installation of a skylight in Brussels, according to the CoBAT (Brussels Planning Code), planning permission is not compulsory. This rule only applies if the total surface area of the skylights does not exceed 20% of the roof slope and if the window is invisible from the public space. In the Walloon region, the regulations are governed by the CoDT (Code de Développement Territorial). The installation of roof windows does not require planning permission. However, certain conditions must be met. Firstly, the work carried out on the roof must be on a single level (i.e. one floor only). Secondly, the opening must respect a certain length (it must be less than a quarter of the length of the roof). Finally, if modifications are to be made to the opening, the materials used must be the same as those used for the roof. However, some communes require a small planning permission for the installation of velux. It is therefore recommended that you contact your local council to find out about the legislation in place.
